Low Water Pressure in the House? How to Find the Cause
Most likely causes
- Failing pressure regulatorMost homes on city water have a bell shaped regulator where the main line enters the house, and they wear out in 10 to 15 years. A failing one drops the whole house at once, or swings between too high and too low. Replacement runs $250 to $600 installed.
- Clogged aerators and showerheadsHard water scale plugs the small screens at each fixture. If the bathroom sink crawls while the tub blasts, this is the likely answer. The screens unscrew by hand and rinse clean, or soak clean in vinegar.
- Corroded galvanized supply linesGalvanized steel pipe closes up from the inside over decades, narrowing a half inch line toward pencil width. Flow gets worse the farther a fixture sits from the main, and the hot side is always the worst. Typical in unremodeled homes built before the mid 1970s.
- A leak in the systemA slab leak or a broken service line steals volume before water reaches your fixtures. Watch for a meter that moves with everything off, warm patches on the floor, hissing in a wall, or a jump in the water bill. Pressure that dropped suddenly deserves this check first.
- A partly closed valveThe main house shutoff or the meter valve gets left half open after repairs more often than you would think. A half open valve throttles the entire house and imitates a dying regulator perfectly.
- The street, not your houseUtility flushing, a main break, or peak summer demand can knock down pressure block wide. Ask a neighbor before you spend a dime. If they see the same drop at the same time, call the water provider.
Safe checks before you call
- Map the problemRun water at the kitchen, two bathrooms, and an outside hose bib, hot and cold separately. One weak fixture points to a local clog. Everything weak points to the regulator, a valve, or the piping.
- Unscrew an aeratorThe tip of most faucets unscrews by hand. If the screen is packed with white grit, rinse it, soak it in vinegar for an hour, and thread it back on. That alone fixes a surprising share of single fixture complaints.
- Open both shutoff valves fullyCheck the fixture stops under the sink and the main house valve, and open each one all the way. Round handles turn counterclockwise until they stop.
- Put a gauge on a hose bibA $12 pressure gauge from any hardware store threads onto a hose bib by hand. Healthy static pressure reads 40 to 60 psi. Under 40 points to the regulator or the supply, and over 80 means the regulator has failed in the other direction and is overpressurizing the house.
- Compare hot against coldIf cold pressure is fine everywhere but hot is weak everywhere, the restriction lives at the water heater, usually scale in the tank or its fittings. That moves the conversation from repiping to the heater, a much smaller job.
Call us right away if
- The whole house dropped suddenly, because that pattern means a failed regulator or an active leak, not a slow clog.
- The water meter moves with every fixture in the house shut off.
- You find a warm spot on the slab, a soggy patch in the yard, or the sound of running water inside a wall.
- Your gauge reads above 80 psi, the point where California plumbing code requires a regulator and where hoses and fixtures start failing.
- Rusty or brown water shows up along with the pressure loss in a house with galvanized pipe.
- Only the hot side is weak everywhere and the water heater is past 8 years old.
Pressure and Flow Are Not the Same Thing
Pressure is the push, measured in psi. Flow is the volume that actually arrives at the fixture. A corroded pipe can show a healthy 55 psi while the water sits still, then starve the shower the second water starts moving. That is why the gauge test has two parts: read it static, then read it again with two fixtures running. A big drop under flow means the water is fighting through a restriction somewhere.
The Galvanized Problem in Older Santa Rosa Homes
Santa Rosa's tract neighborhoods went up fast between the 1950s and the 1980s, and many of those homes still run their original galvanized steel supply lines. Galvanized pipe corrodes shut from the inside, and after 50 years the buildup can choke a half inch line down toward pencil width. The pattern is predictable: decent pressure at the front hose bib, weak flow at the back bathroom, worst of all on the hot side because heat speeds the corrosion. No cleaning brings the bore back. The fix is replacing the affected runs with copper or PEX, and we quote that section by section so the work can be staged.
