Sewer laterals at point of sale

Most Marin sanitary districts require a private sewer lateral inspection and a Certificate of Compliance before a home changes hands. The Ross Valley Sanitary District, which covers San Anselmo, Fairfax, Ross, Larkspur, Kentfield, and Greenbrae, has required it since January 1, 2015, and it also triggers on remodels over $75,000 or adding a bathroom, with any repairs due within 90 days of close of escrow. The Sausalito-Marin City district requires a compliance certificate at title transfer or work over $50,000. Eichler homes and radiant slab heat

Marin has around 1,700 Eichler homes, most of them in Terra Linda, Marinwood, and Lucas Valley in San Rafael, built between 1955 and 1966. These sit on concrete slabs with hydronic radiant heating, meaning hot water pipes run through the slab itself. A slab leak or a failed radiant line in one of these homes is a specialized repair, and we know how to find and fix it without tearing the house apart.

Salt air and hillside access

Along the bay in Sausalito, Tiburon, and Corte Madera, salt air corrodes pipe and water heater fittings early, so we replace a lot of fittings and heaters on the water side of the county.
